increase home value

Selling your home can be a scary proposition. One thing you may worry about is not being able to get a fair price on your house. However, you can alleviate this fear by taking certain steps to add value to your home. Below is a list of such steps you can take:

1. Update Your Kitchen

One thing that buyers usually gravitate towards is the kitchen. If you have an ancient fridge, stove or dish-washer, it may be off-putting to buyers. Make sure all of these are relatively new before you try to sell.

2. Redo Your Floors

Hardwood floors are one thing home shoppers love. Hardwood flooring is attractive and can give a room an upscale appearance. Thankfully, you don’t have to spend a fortune on hardwood flooring. Many home improvement stores sell discount hardwood flooring. Certain kinds of discount hardwood flooring are also not made out of real wood. However, they look just as nice as real hardwood floors and last much longer.

3. Add a Fence

A fence is another thing that can add value to your home. A fence can provide a lot of utility to families. It allows a family to have more confidence in allowing young children or pets to play outside. For this reason, adding a metal or picket fence around your yard can make your home more attractive to a family looking to buy a house.

4. Re-side Your House

Old siding that has faded in the sunlight and took damage from hail and other airborne debris can look very unattractive and bring down the value of a house. Re-siding a house can be expensive. However, it can also pay for itself in the increased market value for that house.

5. Repaint Your Walls

If a room looks unattractive, one cheap way to spruce it up is with a new coat of paint. Thankfully, a can of paint is a very cheap investment. All that is needed is some hard work.

6. Less Is More

Overcrowded rooms simply don’t look attractive to home buyers. Sometimes, you need to open up a room for it to have the most impact on your home value. Spaciousness is attractive. Unblocking windows and passage ways to let the light in can help a lot as well.

7. Install New Windows

Another thing house buyers look at is a home’s windows. If your windows are old and have any issues regarding air leakage, make sure to replace them before you put your house on the market.

8. Groom Your Landscape

Lastly, proper landscape maintenance can go a long way. If your lawn, trees, flowers and shrubs are well maintained and look attractive, it can certainly inflate the perceived value of your home during negotiations.
